This month marks a significant milestone for Goodwins, with our expansion onto Waiheke Island – one of New Zealand’s most exceptional destinations, and a natural extension of our long-term growth strategy.

Spending considerable time on the island over recent weeks has been both energising and grounding. Waiheke has a strong sense of community and identity. Qualities that reinforce, for me, the importance of how we show up as property managers, not just in process, but in presence. We are excited by the opportunity to grow a carefully curated portfolio within such a unique and tightly held market.

We continue to see a steady rental market, with enquiry levels remaining active, although tenants are becoming more considered in their decision-making. In this environment, pricing, presentation, and compliance are playing an increasingly important role in securing and retaining quality tenancies.

During this same period, I had the privilege of presenting a keynote at a leadership retreat hosted at Jamala Wildlife Lodge in Canberra. An environment that, in itself, invites reflection on leadership, perspective, and responsibility.

A consistent theme across this forum, and in my broader reading this past month, is the increasing expectation placed on property managers. Our industry is operating at a higher level of accountability than ever before – across compliance, client service, and tenant care. Expectations are higher, scrutiny is sharper, and the margin for error is smaller. Rather than viewing this as a constraint, I see it as a defining moment for those prepared to lead.

Because in this environment, average becomes very visible, and excellence becomes very valuable.
