2025: A Year of Transition — and 2026: A Year of Opportunity

As we hurtle towards the close of 2025, I want to begin with a sincere thank you for the trust our clients place in Goodwins. This year has been one of transition across New Zealand’s property sector. In Auckland’s rental sector, we’ve felt the effects of greater supply and more choice for tenants — with rents remaining relatively flat and vacancies becoming a more familiar part of the landscape. This has meant competition for quality tenants remains front-of-mind for many landlords, and creative positioning of rental properties has never been more important .While market noise can be loud, the underlying fundamentals remain reassuring: steady population growth, major infrastructure investment, and continued demand for well-located, well-managed homes.

Looking ahead to 2026, there are early signs of renewed confidence. Interest rates are expected to remain supportive, and longer-term fundamentals point toward a more stable and constructive market cycle. For landlords, this reinforces the value of thoughtful stewardship — maintaining homes to a high standard, staying ahead of compliance, and working collaboratively with tenants to achieve long-term outcomes.

Alongside these wider market shifts, 2025 has also been a meaningful year for Goodwins — and I share this not as a boast, but with quiet pride in our people.

This year we:

  • launched UNIQ,
  • were honoured to receive three national awards at the 2025 Property Management Conference,
  • achieved net growth in the number of properties we manage, and
  • strengthened our team through the recruitment of experienced, highly qualified, and high-performing property managers who share our standards and values.

These milestones matter because they directly benefit our clients — through stronger systems, deeper expertise, and a team that is both capable and deeply committed to service.

But as important as business achievements are, this year has also reminded us — gently and clearly — that life is about more than numbers, markets, and milestones.

This week, we warmly congratulate Lucy Byrne on the safe arrival of her precious daughter. Moments like these ground us. They remind us that behind every property, every tenancy, and every transaction, there are real lives unfolding — families, futures, and stories that matter.
