As we move through the second half of 2026, there is a noticeable shift in the conversations we are having with property owners, investors, and tenants.

Whilst the market is by no means without its challenges buyers are transacting, investors are beginning to revisit opportunities that had been placed on hold, and businesses are making enquiry of longer-term decisions about premises, staffing, and growth.

The common thread is not exuberance. It is confidence built on preparation.

Rather than trying to predict where the market will be in six or twelve months’ time, successful property owners are focusing on the decisions they can make today. Ensuring their investment is well managed. Understanding current market evidence. Reviewing financing arrangements. Planning maintenance before it becomes urgent. Positioning assets so they are ready when opportunities arise.

That philosophy has always underpinned our approach at Goodwins.

During July, our team has continued to work closely alongside owners and tenants across the length and breadth of Auckland and Waiheke Island through a diverse range of challenges and opportunities.
